As for drilling for a GSHP I doubt the small increase in efficiency would be worth the extra cost compared to an ASHP

Have you considered MVHR? Assuming you haven't done the ceilings yet, it shouldn't be expensive in the context of a 'new' build. Ours cost £5500 out of a total build cost of c. £400k. It manages humidity very well and I can't imagine ever having a condensation problem. Whilst it uses some energy, the heat recovery should more than offset the cost. It also means your house can (and should) otherwise be relatively well sealed. I think it's probably the best value feature we put in the house.

Ah... but this site is in Cornwall. 😎
There are a number of good reasons why GSHP installations are proportionally higher in Kernow than on the eastern bank of the Tamar.
Local knowledge is really important when investigating the possibilities for borehole, trench or mine locations of the collector pipes.
The most highly-regarded GSHP manufacturer, Kensa, are situated right at the Western end of the county.
You can be sure that they're not there due to ease of access to customers across the UK!
@saecula-saeculorum - can you give us a better idea of which end of the peninsular you're at?
The nearest market-town would be good enough.
I'm in West Devon, with views across to Bodmin Moor.
And I'm a self-builder with fair knowledge of local materials and the Building Regs.
So I have a good idea as to what's possible in the area.

We are never aware of the 11kW Ecodan when we are inside, or out for that matter. My neighbour's house is 6 metres from it, and he hasn't remarked on it at all.

We actually have yet to decide on insulation per se, so looks like I'm asking here at the right time as people are supplying so many useful pointers!
