ECO4 Scheme and EPC ratings
Hi all,
A quick question about EPC ratings and the ECO4 scheme, if anyone knows.
We have never had an EPC rating on our property. We have recently had the property upgraded on the ECO4 scheme. I understand the scheme funding is linked to minimum improvements to the EPC rating of the property.
Are they required to issue a formal EPC rating under ECO4? So will we end up on the database with an EPC rating - nothing is showing up yet?
Samsung 12kW gen6 ASHP with 50L volumiser and all new large radiators. 3.645kWp solar (south facing), Fox ESS inverter.
Solar generation completely offsets ASHP usage annually. We no longer burn ~1600L of kerosene annually.
I did ask when our ECO4 system was installed 2024 "Will we have a new EPC for the property." Our installer said "No" That it was not a requirement under the ECO4 scheme. If we wanted one we would have to do that ourselves. Not that we need one but thought we would ask the question.
@mellow Thanks. Given there is a scheme requirement to improve the rating from one band to another, one wonders how they demonstrate compliance if there is no official EPC rating, either before the "improvements" start or after they are completed. Like you, I thought I'd ask though 🙂

We've just gone down the Eco4 route and were asked straight away do you have e current EPC available, thankfully for us we had as we'd not long bought the place.
@muckychimney BBC Radio 4’s You & Yours gave a little coverage to the upcoming changes to the EPC scheme yesterday. (Wednesday 9th. October) Mention was made of giving consideration to the use of heat pumps but overall, I don’t think it sounded all that revolutionary in its’ redrafting. Toodles.

What I did hear was the inspection was to be more in-depth but that this should not be seen as a potential rise in cost as this was a very competitive business! Hah! Toodles.
