Why EPC assessments & heat pumps are BS! Must-watch video
@ken had his EPC done yesterday, and if you examine the Main Heating section closely, you'll see that the system is (in his words) a load of BS.
Ken actually created a video over a year ago on this subject inspired by a similar experience someone else shared. Quite honestly, this is one of the most entertaining things you’ll see, so if you have five minutes to spare please watch it. @ken deserves a BAFTA for this!

Matches my experience. EPC rates my ASHP as Poor. Although I must be fortunate in that my double glazing was rated Good.
Overall I only achieved a D rating - Solar PV which I don't have would have got it up to C.
Yes, BS numbers and total inconsistency.

Brilliant video.
Retrofitted 11.2kw Mitsubishi Ecodan to new radiators commissioned November 2021.
14 x 500w Monocrystalline solar panels.
2 ESS Smile G3 10.1 batteries.
ESS Smile G3 5kw inverter.
The Scottish Government have a consultation out on reform of the EPC system to move away from grading on the cost of heating to one on heat loss, cost and emissions. It still seems to be using rdSAP 2012 which will be an issue.
"You need a gas boiler, mate"
"The nearest gas pipe is 15 miles away"

"Yeah, so you need a gas boiler."

@mikefl Brilliant! I’m almost tempted to request a new EPC assessment to see how my ‘upgraded/downgraded property with loft insulation, solar PV, battery storage, ASHP and being totally free of any gas fairs. Oh, anyone got £60 to spare…? 😉Regards, Toodles
